An affiliate of BHI first identified the investment opportunity at 275 Albany Street in this emerging neighborhood of Boston including possessing non-public knowledge that the market was about to undergo a re-zoning effort, which would increase allowable FAR density. BHI acquired the 1.27-acre parcel of land in the South End of Boston, contributed both equity and debt financing and completed entitlements for a mixed-use development program known as the Troy Boston  and included 398 apartment units in two buildings, street level retail and parking uses. The investment was exited shortly after entitlements and built as designed.
