Blue Hawk Investments, LLC (“BHI”), located in Newton, Massachusetts is a value-add/opportunistic integrated private equity real estate investment/development firm with stakes in union/non-union construction affiliates. The firm and its affiliates are focused on areas where there exists a value proposition in redevelopment for mixed-use, residential, hospitality, land development, retail and self-storage programs.
BHI has always pursued an opportunistic, value-added real estate investment strategy where lack of entitlements, inefficiency in pricing, fractured or unsophisticated ownership and capital shortage is existent, across a few property types and partnerships. This focused strategy seeks to capitalize on development/construction, current income and capital appreciation attributes of an investment to create attractive risk-adjusted returns.
BHI and its investors typically target investments requiring up to $15 million in equity although with institutional equity joint venture partners has participated in larger transactions. BHI seeks to become a low cost “producer” within its product type and endeavors to accomplish this objective by (1) avoiding the competitive bid process, (2) carefully measuring markets or product types where the overall supply of capital and relative inventory is high, (3) negotiating its transactions and being able to close quickly, (4) utilizing its professional network of integrated resources to the transaction and (5) capitalizing on its strong local and national market relationships to maximize deal flow and create off-market opportunities.
BHI has worked extensively and collaboratively with a number of municipalities, governmental agencies and community organizations to gain, and in some instances author, complicated zoning and permit approvals. BHI, its principals and its affiliated entities are responsible for the development, construction and management of over $450 million of projects in New England, Texas and Mexico and other parts of the United States.
