An affiliate of BHI first identified the investment opportunity at 275 Albany Street in this emerging neighborhood of Boston including possessing non-public knowledge that the market was about to undergo a re-zoning effort, which would increase allowable FAR density. BHI acquired the 1.27-acre parcel of land in the South End of Boston, contributed both equity and debt financing and completed entitlements for a mixed-use development program known as the Troy Boston [www.troyboston.com] and included 398 apartment units in two buildings, street level retail and parking uses. The investment was exited shortly after entitlements and built as designed.
